USDA B&I Government-guaranteed options for eligible rural businesses and agribusiness—see USDA B&I loans.
SBA 7(a) / 504 Owner-user farm and agribusiness real estate where SBA eligibility fits—see SBA loans.
Agricultural bridge Short-term capital for auction timing or takeout delays—see bridge loans.

Hobby Farms & Lifestyle Ranches

Homes with acreage that earn little farm income are often underwritten on the owner’s non-farm income. Typical published parameters in this niche include roughly 5+ acres, loan amounts from about $500,000 to $3,000,000, credit often around 700+, and leverage commonly up to about 70% LTV, with terms that may run up to about 30 years— all subject to underwriting.

Horse Farms & Equine Facilities

Boarding, training, breeding, show/event, equine veterinary/rehab, and horse ranch properties may be financed when income and/or sponsorship support the request—via agricultural, SBA, or bridge channels as appropriate. Generally from about $500,000.

What Lenders Usually Review

  • Multi-year tax returns and financials for the operation and owners
  • Production history, leases, water/fencing/improvements context
  • Appraisal oriented to agricultural use (not a pure residential form)
  • For lifestyle acreage: personal income, credit, liquidity, and acreage minimums

Note: Annual crop/input operating loans and certain direct farm-service products are outside the commercial mortgage focus of these pages. Ask if your need is real-estate secured vs. seasonal operating credit.
