Commercial hard money is short-term, primarily asset-based financing secured by commercial real estate. It can help when timing, property condition, documentation, or transitional risk does not fit a conventional bank box. Expo Lending works qualifying commercial hard money requests in all 50 states. Programs commonly start around $1,000,000, subject to underwriting.

How Hard Money Is Typically Sized

  • Often roughly 60–75% of as-is value on purchase or refinance
  • With a renovation plan, leverage may be based in part on after-repair value (ARV)—commonly up to about 80% of ARV on fitting files
  • Plan on meaningful equity from cash, existing equity, or secondary collateral
  • Origination points and third-party costs (valuation, title, legal) are typical—quoted per deal

Hard Money vs. Bridge vs. Permanent

Hard money emphasizes asset value, equity, and exit—often with more flexible credit documentation than bank debt. Commercial bridge is also short-term but frequently used for near-stabilized or institutional transitional plans. Permanent debt ( CRE, multifamily, SBA) fits longer holds once cash flow and occupancy support it.

Property Types

Multifamily 5+, retail, office, industrial, hotel, self-storage, mixed-use, land/development (usually lower leverage), assisted living, condo conversion, and many special-use assets may be considered when value and exit support the request—subject to underwriting.

Exit Planning

Most borrowers refinance to permanent debt or sell. We discuss the takeout path before you rely on short-term capital. Expo Lending has completed hundreds of successful closings across purchase and refinance scenarios.

Subject to underwriting: Interest rates, points, LTV/ARV caps, and recourse vary widely. Credit is reviewed as part of the overall picture but is not the only lens.
