Manufactured housing communities (mobile home parks), RV parks, and campgrounds have dedicated capital paths—including agency MHC programs, community banks, SBA for owner-operated RV/campground businesses, USDA B&I in eligible rural markets, and bridge capital for turnarounds. Expo Lending works qualifying park requests in all 50 states. Loan sizes generally start around $500,000 and can scale substantially (larger MHC portfolios included where guidelines allow), subject to underwriting.

Indicative Structure Notes

  • Agency MHC: longer terms/amortization, indicative leverage often around roughly 75–80% LTV, non-recourse features on many programs
  • Bank/CU: flexible on park-owned homes, utilities, and smaller pad counts; leverage varies
  • SBA 7(a)/504: owner-operated RV parks and campgrounds with services may qualify as small businesses—see SBA loans
  • USDA B&I: rural-eligible parks—see USDA B&I
  • Bridge: vacant-pad fill, utility upgrades, seller timing—commonly from about $1,000,000—see bridge

Underwriters review pad occupancy, lot rent vs. market, collections, home-ownership mix (tenant-owned vs. park-owned), utilities, and—for RV—transient vs. long-term site income mix. DSCR tests often center near about 1.25x on permanent debt. Sponsor credit commonly around 680+—subject to underwriting.

RV & Mobile Home Park FAQs

What park loan sizes do you work?

Park financing generally starts around $500,000. Larger MHC and portfolio sizes may scale much higher—subject to underwriting.

Are RV parks and MHCs underwritten the same way?

Related but not identical. MHC agency programs emphasize pad rents and home ownership mix; RV income mix (transient vs. annual) can push hospitality-style analysis or SBA owner-op paths.

Can a value-add park with vacant pads qualify?

Often via bridge or transitional capital first, then permanent takeout once stabilized—subject to underwriting.

Available in all 50 states?

Yes. Expo Lending is Texas-based with nationwide park financing reach, subject to underwriting.
