Texas-based Expo Lending works qualifying commercial files in all 50 states. Loan sizes generally start around $500,000(bridge and hard money commonly from about $1,000,000), subject to underwriting.

Owner-Occupied vs. Investment

Owner-occupied(your operating company uses a qualifying share of the building—commonly about 51%+) can open SBA 7(a) and 504 pathways and, in eligible rural markets, USDA B&I. Investment properties are underwritten primarily on leases, NOI, and DSCR (often roughly 1.20x–1.30x on many permanent programs)—subject to underwriting.

How Commercial Financing Works With Expo

  1. Deal screen — Asset type, location, purchase price or value, NOI / rent roll, occupancy (owner-user vs. investment), and timeline.
  2. Structure options — Permanent vs. bridge, SBA vs. conventional, recourse expectations, LTV/LTC ranges, and reserve needs—subject to underwriting.
  3. Package & place — We help organize the file for programs that fit—without locking you into one capital source’s only product.
  4. Due diligence to close — Appraisal or eval, environmental as required, entity docs, insurance, and title through funding.

Common Requirements (Indicative)

  • Typical minimum loan amounts from about $500,000 on many permanent commercial programs
  • Availability in all 50 states for qualifying business-purpose transactions
  • Sponsor credit commonly in a range around 680+ for many programs; stronger credit and experience can expand options
  • Meaningful equity / down payment consistent with asset class and whether the deal is stabilized or transitional
  • Demonstrable experience or a strong operator plan for value-add and bridge requests

Rates, fees, prepay structures, and recourse vary widely. We quote only after reviewing your package—never a blanket “from X%” claim on this page. All terms subject to underwriting.

Documents That Speed Up a Term Sheet

  • Offering memorandum, flyer, or purchase contract
  • Rent roll and trailing-12 (T12) operating statements when available
  • Entity org chart, operating agreement, and guarantor resumes
  • Personal financial statement and liquidity evidence for sponsors
  • Existing debt terms for refinances; CapEx budget for value-add / bridge
  • Environmental reports or prior appraisals if you already have them

Bridge, Hard Money & Cash-Out

Commercial bridge loans(commonly from about $1,000,000) may help when you need speed, are stabilizing occupancy, completing renovations, or waiting on a permanent takeout. Hard money emphasizes asset-based sizing for transitional or documentation-challenged files. When equity and NOI support it, cash-out commercial refinances may fund renovations, acquisitions, or partnership changes—subject to underwriting.

1–4 Unit Investors

Smaller residential rentals usually fit DSCR loans(nationwide) rather than commercial multifamily. Texas residents buying a primary residence can explore non-QM options from the residential mortgages hub.

Commercial Loan FAQs

What is the minimum loan size?

Commercial programs we work with generally start around $500,000. Bridge and hard money commonly start around $1,000,000. Smaller 1–4 unit investment needs are usually a better fit for DSCR loans. Subject to underwriting.

Do you lend in states outside Texas?

Yes. Business-purpose commercial financing may be available in all 50 states. Expo Lending is Texas-based. Consumer-purpose residential loans remain Texas-focused for Expo’s residential non-QM posture.

What credit score do I need?

Many commercial programs look for sponsor mid-FICO scores generally around 680 or higher. Compensating factors—liquidity, experience, lower leverage—can matter as much as the score. Subject to underwriting.

Can I finance a value-add or vacant property?

Bridge and certain transitional programs may support value-add business plans with a credible budget and exit. Fully vacant or heavy construction deals need extra scrutiny. Stabilized cash-flowing assets fit permanent debt more cleanly. Subject to underwriting.

Are SBA 7(a) or 504 loans included?

Owner-occupied commercial needs may pair with SBA pathways when eligibility and occupancy rules are met. See our SBA loans page. Subject to current SBA rules and underwriting.

How long does a commercial closing take?

Bridge closings can be faster when diligence is light; permanent commercial loans often take longer due to appraisal, environmental, and underwriting. Timelines depend on asset complexity and package completeness.
