Bank Statement Loans in Texas
Self-employed and business-owner borrowers across Houston, Dallas–Fort Worth, Austin, and San Antonio can qualify using personal or business bank deposits—not W-2s or tax returns that understate what you actually earn.
Traditional mortgage underwriting leans hard on tax returns. If you write off depreciation, equipment, or vehicle costs, your adjusted gross income may look too low for a conventional loan—even when your cash flow is strong. Bank statement programs available through Expo Lending are built for that gap: income is calculated from deposits into your accounts over the last 12 or 24 months.

Who Bank Statement Loans Are For
These programs may fit Texas borrowers who:
- Own a business, LLC, S-corp, or partnership and take draws or distributions rather than a W-2 salary
- Work as 1099 contractors, freelancers, or commission-heavy professionals
- Have strong deposits but tax returns that don’t reflect true cash flow
- Want to buy a primary home, second home, or investment property in Texas
- Need a cash-out refinance and can’t document income the conventional way
Expo Lending is Texas-based and serves borrowers statewide. See how we approach complex files on our About page, and browse real closings on Success Stories(hundreds of successful closings).
How Bank Statement Underwriting Works
Instead of relying on Schedule C or K-1 net income, the underwriter reviews your bank statements and calculates a monthly income figure from qualifying deposits. Programs typically offer 12-month or 24-month lookbacks. A longer history can help if your deposits fluctuate seasonally.
Personal vs. business statements
Some programs use personal account deposits. Others use business accounts and may apply an expense factor (for example, assuming a portion of deposits covers business costs) when you don’t provide a P&L. Which path fits depends on how you bank and how the entity is structured—we compare options before you apply.
Typical process
- Discovery call — Goals, credit overview, property type, and how you get paid.
- Statement review — We estimate qualifying income from your deposits and outline program options.
- Pre-approval — Written terms you can share with your Realtor when shopping Texas homes.
- Full file & close — Appraisal, title, and underwriting through closing day.
Common Requirements
Exact guidelines vary by program. Conservatively, bank statement loans often look for:
- Self-employed or business ownership for a minimum period (often 2+ years in the same line of work)
- Credit scores in a range many non-QM programs consider (often mid-600s and up; stronger scores may expand options)
- Down payment or equity that fits the property and occupancy (primary, second home, or investment)
- Sufficient reserves after closing, based on the loan and property type
- Clear deposit history without large unexplained transfers that can’t be documented
We never invent a rate or lock terms on a webpage. Your quote depends on credit, LTV, occupancy, property, and the specific program available at application.
Documents You’ll Likely Need
- 12 or 24 months of personal and/or business bank statements (all pages)
- Government-issued ID and Social Security number
- Business license, CPA letter, or formation docs when the program asks for them
- Purchase contract (for purchases) or mortgage statement (for refinances)
- Asset statements for down payment, closing costs, and reserves
- Optional: P&L prepared by a CPA or licensed tax preparer, if that strengthens the file
Benefits for Texas Business Owners
- Income that matches reality — Qualify on deposits, not AGI alone.
- Purchase or refinance — Including cash-out options when equity and guidelines allow.
- Statewide reach — Houston HQ with closings across major Texas metros—see Success Stories.
- Broker access — Expo shops multiple non-QM programs so you’re not stuck with one bank’s menu.
- Same team for investors — Pair a primary-home bank statement loan with DSCR loans for Texas investors when you’re also buying rentals.
Bank Statement Loan FAQs
Do I still need tax returns for a bank statement loan?
Many bank statement programs do not use tax returns to calculate income. Some still request the most recent returns or a transcript for identity, self-employment verification, or compliance. We’ll tell you up front what the selected program requires.
Is 12 months of statements enough, or do I need 24?
Both lookbacks are commonly available. Twelve months may work when deposits are steady. Twenty-four months can help if income is seasonal or growing. We’ll model both when it matters.
Can I use a bank statement loan for an investment property in Texas?
Some bank statement programs allow investment occupancy. Many Texas investors instead use DSCR financing, which qualifies mainly on the property’s rent. We’ll compare both paths for your deal.
What if large deposits aren’t from my business?
Non-business deposits (gifts, transfers between your own accounts, one-time asset sales) are often excluded unless documented. Clean statements make underwriting faster—flag anything unusual early so we can plan the paper trail.
Do you lend only in Houston?
No. Expo Lending is based in Texas and serves borrowers statewide, including Dallas–Fort Worth, Austin, and San Antonio. Business-purpose commercial loans may be available nationwide.
How fast can I get pre-approved?
After a short call and a preliminary look at statements and credit, many borrowers receive a clear options summary within a few business days. Full underwriting timing depends on appraisal, title, and how complete the file is.
