Gas stations, convenience stores, truck stops, and car washes are special-purpose assets. Going-concern value, fuel brand contracts, wash membership/volume data, and environmental diligence often matter as much as the dirt and building. Expo Lending works qualifying files in all 50 states. Loan amounts commonly run from about $500,000 to larger project sizes (published specialty ranges often extend into the mid-teens of millions), subject to underwriting.
Structures Commonly Used
- SBA 7(a) — May combine real estate, business, equipment, inventory, and working capital in one note on fitting purchases
- SBA 504 — Owner-occupied real estate and heavy equipment with long fixed-rate debenture components; special-purpose equity rules apply
- Conventional / CMBS — Experienced operators; indicative leverage often below SBA maximums
- Bridge — When seller timing or transitional issues will not wait on SBA calendars—see bridge loans
Indicative published parameters in this niche often cite SBA leverage up to roughly 90% of project cost on fitting files, conventional/CMBS leverage roughly in an 80–85% LTV band, amortization up to about 25 years, DSCR tests near about 1.25x (about 1.15x on some SBA cash-flow tests), and sponsor credit commonly around 680+— all subject to underwriting.
Purposes
Purchase, change of ownership, partner buyout, refinance, cash-out, and build-out/construction may be considered when guidelines allow. See also SBA loans.
