DSCR Loans for Airbnb & Short-Term Rentals
If you want to buy or refinance an Airbnb, VRBO, or other short-term rental and conventional underwriting keeps blocking you on personal DTI, a DSCR loan may let the property’s rent carry the file. Here is how STR DSCR works nationwide, what lenders look for, and what to prepare.
Expo Lending is a Texas-based broker offering DSCR investor financing in all 50 states for long-term rentals and many short-term / vacation rentals. Guidelines vary by program and address. Everything below is general education, not a commitment to lend.
What a short-term rental DSCR loan is
A Debt Service Coverage Ratio (DSCR) loan qualifies mainly on the property’s income versus its housing payment (PITIA: principal, interest, taxes, insurance, and association dues). For short-term rentals, that “income” is often based on STR market rent, documented booking history, or a program-specific method—not a 12-month W-2 lease.
That is why STR DSCR is popular with investors who already cash-flow on Airbnb or VRBO but cannot add another conventional investment loan without blowing past personal debt-to-income limits.
How STR DSCR is usually calculated
Exact cutoffs, LTVs, and reserve rules move with credit, property type, and the program available at application. We confirm them against your address and numbers before quoting.
Purchase, refinance, and cash-out
- Purchase — Buy a 1–4 unit investment property you plan to operate as a short-term rental where local rules allow it.
- Rate-and-term refinance — Replace an existing loan when the property still supports the new payment on an STR or market-rent basis.
- Cash-out refinance — Pull equity for renovations, furnishing, or the next purchase when equity and guidelines support it.
- Entity vesting — Many DSCR programs allow closing in an LLC or other entity when docs and structure fit.
Local rules come first. Zoning, permits, hotel taxes, and HOA or condo rental caps can block STR use even when financing is available. Confirm those before you go hard on a contract.
Who this usually fits
- Investors buying or refinancing 1–4 unit short-term rentals in any of the 50 states
- Landlords shifting a long-term rental to Airbnb / VRBO where the program and city allow it
- Self-employed or high-write-off borrowers who prefer not to lean on personal tax returns for investment financing
- Portfolio investors who have hit conventional DTI caps but still have strong assets and experience
- Buyers who want LLC vesting on a business-purpose investment loan
Primary residences and owner-occupied second homes generally use other paths. Texas homeowners looking at a personal residence should start with residential mortgages or bank statement loans.
What programs commonly review
- Credit typical of non-QM investor programs (stronger scores often unlock better leverage)
- Down payment or equity consistent with LTV for the property and DSCR
- Cash reserves after closing, often measured in months of PITIA
- An appraisal that supports market or STR rent for the property type
- Investor experience overlays on some STR programs (first-time hosts may see tighter LTVs)
- Property and HOA rules that actually allow short-term rentals
Documents to have ready
- Government ID, and entity docs if you will vest in an LLC
- Purchase contract, or current mortgage statement for a refinance
- STR booking history, channel payouts, or a rent schedule when the program asks for it
- Bank or asset statements for down payment and reserves
- Insurance quotes suited to short-term rental use
- Credit authorization for a soft or hard pull by stage
Send the address, purchase price or current loan balance, and any booking history you have. We will map it to DSCR programs that allow STR use. Mon–Fri 9 AM–6 PM Central.
Common mistakes STR buyers make
- Skipping city and HOA checks. Financing cannot fix a condo that bans stays under 30 days.
- Underwriting to peak ADR. Programs and your cash flow both care about realistic annual occupancy.
- Wrong insurance. Landlord policies often exclude short-term guests; get STR-appropriate coverage early.
- Treating it like a primary-home loan. These are business-purpose investment loans with different docs, vesting, and disclosures.
Airbnb & STR DSCR FAQs
Can I use a DSCR loan for an Airbnb in any state?
Expo Lending offers DSCR investor financing in all 50 states, including many short-term rental programs. Availability still depends on the property, local rules, and the program guidelines in force at application.
Do I need a long-term lease for STR DSCR?
Not always. Short-term rental programs may use booking history, STR market rent, or other approved methods instead of a traditional 12-month lease.
Can I close the loan in an LLC?
Often yes. Many DSCR programs allow entity vesting when your documents and structure fit the guidelines.
Is a short-term rental DSCR the same as a conventional investment loan?
No. Conventional investment loans usually lean on personal DTI and W-2 or tax-return income. DSCR focuses on the property’s rent versus PITIA, which is why it helps investors who are capped on personal DTI.
Do you only finance Texas Airbnbs?
No. Expo Lending is Texas-based and works DSCR and short-term rental files nationwide. Texas investors still get full coverage in Houston, Dallas–Fort Worth, Austin, San Antonio, and across the state.
